Imagine to listen the sound of the ocean and the warm sand between our toes. Suffer that bright sun washing over your tired body. Ehh, no wonder we all want to live at the beach. Sadly this is easier said than done. I mean have you actually check out beach-front real estate lately? It sells for a pretty penny. Make that a gorgeous penny. Clearly most of us can’t afford that summer home right on the water’s edge. However, that doesn’t mean you can‘t take advantage of beach house rentals. Many of these are available on both coasts. Therefore you can take a break and enjoy the Pacific or Atlantic Ocean if you please.

As expected, many beach house rentals are extremely high priced. Much has to do with what you’re looking for. Some beach homes I searched recently online were way over my head. I marked a nice two story, simple honeymoon home right on the Florida coast, but was shocked at the rates. It read 3400 for summer rental. Now, I can’t afford 3400 a month on top of my regular house payment. I can’t imagine many of us could. Then when I clicked on the beach house to read more, I discovered something more absurd. The rate wasn’t per month; it was per week. OUCH! My thoughts immediately went to celebrities and business man like Donald Trump. Who else could manage to pay for such rates for a summer beach home? I too want to have a blast on the beach during spring break of hot July, but not for that rate.

Naturally you can find some beach house rentals for less dough. But, don’t kid yourself. They can also go much higher. Try nine grand per week during the high season, which is spring break and the summer months. Obviously these are the most desirable times to visit the beach. On the bright side, most of these beach homes are truly loaded with luxury goodness. It’s all about the spacious rooms, hot tubs and swimming pools for parties. Many I’ve seen go for considerably less than what you’ll find in Florida and California.

    Well first, private beach access would be illegal in all those states. Beaches on the east coast are all public by laws that go all the way back to colonial times.

    You have a beautiful, very large unit!
    Kitchen/Dining room: has too many hard edges and is very leggy with all of the chairs & stools. I reccommend softening the look by adding some fabric and texture which will also add some color. Try draping a throw on the table or a table runner. Layer some dinnerware with bamboo chargers, dinner plates and bowls. Add some glasses and a tall centerpiece. I would even try removing a leaf and storing some of those chairs, if you could. Maybe set it for six and show off the square footage.

    Family room: Centering your largest piece (sofa) at the fireplace is good. Try using the matching chairs opposite the love seat to make a grouping and add a rug large enough to have the front legs on the rug to anchor the room. It doesn't matter which side you place the love seat on. Then try placing the sofa table behind one of the pieces. It does appear that you are restricted because I believe you may have a stairway entering the space. Then, try to make a reading nook with the other chair in the corner. You will have to play around with the other table set or just store it. It is a family room first!
    I know you must be thinking along the lines of a game table or extra seating. If you can store it, the renters can always bring it to the space. Are you leasing long term or short term?

    It would be nice to use it outside on the deck, if it is possible. I dont' know if it is weather resistant.

    For the master bedroom (floral) and second bedroom: hang the pictures 6" above the headboard to have a focal point and paint the rooms a warm beige. (Sorry, it is hard without seeing the light in the room).
    For the white wicker w/yellow spreads: do the same or paint a pastel blue. Move pictures up a tad, add small vase of greens to the night stand.

    Room with green/red spreads: Same thing or a cool green. Remove pictures totally, that are over the bed, add bed shirts to cover the frames. They sell bed risers at bed bath & beyond if you want to try elevating.

    Do you need to have two sets of bunks? If not, set up as twins to make the room look larger. I can't imagine renting to accomodate that many people without totally destroying your place!

    Pool Room/Sitting Room: Face the sofa towards the pool table and use the end tables accordingly, (not scattered). Remove the pictures near the TV so as not to draw attention to it.

    Deck: Add some planters to the railings or some pots of plants to bring color. Try to have a nice seating area.

    Play around. Start with your largest piece facing a focal point, bring in next largest pieces to form groups of seating. Add you lighting, trying to form a triangle around the room and lastly accessorize.
    A shallow bowl with some beach sand and some tea lights would look nice on the coffee table. When grouping candle sticks, think in threes.
