Help answer the question about Vacation Rental by owner

Looking to book a vacation rental and owner wants payment sent to a P.O box. Should I be nervous?
I found a great cabin to rent for a vacation for my family. The price is reasonable, it looks gorgeous and the owner I spoke to seemed extremely nice. I can even bring my dog! However this is the first time I have done a vacation rental so I am not aware of the typical payment scheme. The owner said he expects a payment of $800 immediately to hold the date, then 3 months before the vacation an additional $800 then finally when we finish our vacation we send the last $1,000. This seemed a little odd but not that fishy. However whenever I asked how we pay and he said send payment to his P.O box that raised a red flag for me. I figure I am going to ask if we can see the place before we rent it which if he says yes should at least confirm the place exists and thus shouldn't be a scam. But does this sound fishy to anyone else and is there anything else I can do to protect myself if it is a potential scam?
